A rural parcel with no sewer is only worth what its soil will allow. A percolation test tells you how fast water drains through that soil. If it drains too slowly, you can’t build the house you drew. Plenty of buyers close first and learn that later.

Neighbors matter more than people expect. A well on the adjoining parcel can restrict where you place a field on yours. That well may not appear on any map you were given.
Wetlands deserve their own check. A soil evaluator may call an area unsuitable while a wetland scientist calls it jurisdictional. Those are two separate determinations and both can block you.
Order a boundary survey and have easements plotted. Then have the septic designer work on that drawing. Designing on a tax map is how systems end up sited on land you don’t control.

Write the contingency into the contract. Make it specific.
A weak clause says the buyer may perform testing. A strong clause says closing depends on receiving a health department approval or permit for a system serving a stated number of bedrooms. Name the bedroom count. Name the deadline.
Give yourself enough time. Some jurisdictions only test during certain seasons, since groundwater has to be near its high point. That can push your window out by months. Confirm the local testing season before you agree to a 30 day inspection period.
Decide who pays and who applies. Testing usually requires the owner’s permission and sometimes the owner’s signature on the application. Put that in writing so the seller can’t stall.
Add a cost cap if the soil comes back marginal. Language that lets you terminate if an approved system exceeds a stated dollar amount protects you from a passing test that costs $60,000 to satisfy.
